Jackson Brewery Development

Master Plan

This twenty‑five acre development along the Mississippi River in New Orleans historic Veux Carre' was developed through a community-based master planning process. Prior to commencement of the first phase Brewhouse building, the developer and design team explored master plan designs for the overall site based on a fixed strategic program. As work progressed, it was found that a more dynamic and less specific process was required to correlate changing market conditions and development goals with the many interrelated needs of stakeholders and agencies exercising jurisdiction on the site. The result was a plan that outlined a direction that the site would take based on a prioritized set of design criteria, in lieu of a rigid and formal architectural plan.

Jackson Brewery Development:

Brewhouse

The Brewhouse at the Jackson Brewery was the first major contemporary addition to the architecture of the Vieux Carre' in over 80 years. The design and construction of the 85,000 square foot renovation was accomplished in less than two years notwithstanding requirements for review and approval by the Vieux Carre' Commission, U.S. Department of Interior, City Planning Commission, Corps of Engineers, NOPSI, Public Belt Railroad and New Orleans Levee Board. The Brew House, a specialty retail festival marketplace, has received broad national attention and has reestablished the old Jackson Brewery's former position as a landmark at New Orleans ' historic Jackson Square .

Jackson Brewery Development:

Millhouse

The 90,000 square foot expansion to the Jackson Brewery Development's festival marketplace was completed in less than two years after the opening of the first phase. Construction was completed in 33 weeks. The architectural design is compatible with the architecture of the original Brewhouse structure, and additional urban amenities, such as a continuous riverfront promenade and street improvements, extend the fabric of the Vieux Carre' to the Mississippi River.

The Marketplace at the

Jackson Brewery

Built in 1867, architect Henry Howard's exuberant Italianate design for a warehouse characterized this portion of the historic quarter's waterfront dominated by the sugar industry. Later, Howard's building was all but obliterated by 1950's construction in accommodation of brewery processing and distribution. After years of disuse, its renovation into a retail and entertainment center as part of the Jackson Brewery Development breathed new life into an underutilized portion of the district.

Conversion of the Henry Howard warehouse into the Marketplace at the Jackson Brewery provided the design opportunity to enhance the distinctive character of the historic Vieux Carre'. This is not a restoration. Original elements were replicated in form and size but contemporized in details: the addition of wood galleries, operable awnings and expansive show windows in openings which were once barred by solid wood shutters provide seductive sidewalk amenities.
